The success of a ‘design and build’ procured project is dependent upon the preparation, by the client’s appointed consultants and specialist organisations, of Employer’s Requirements detailing what is essential to the client in terms of programme, contractual, design, quality and functional requirements, whilst leaving the detailed design to the contractor and utilising their practical building experience.
The follow-through of this exercise is the effective administration of the building contract on the part of the Employer’s Agent, including the issuing of instructions, notices, statements, and the like, and maintaining contact with the contractor throughout the construction process.
